BrokerPoint reads the message the owner sent you — BHK, size, price, khata, survey number, road width — and fills the listing for you to check. Or say it in English, Kannada or Hindi. Before it goes live, a duplicate check looks for the same property: if another broker has it, you add your claim to the one record instead of creating the thirteenth copy.

03 · Agree and sign
Details open after every broker signs. Never before.
Brokers don't share because they're afraid of being cut out. So on BrokerPoint other brokers see the area, an approximate pin and the price. The exact location, survey or unit number, phone numbers, notes and documents open only after every broker on the agreement has signed it — fee basis, each broker's share, validity. Then a deal room opens with the split already on record.

The fine print
Electronic signing is not yet connected to a provider. Today signing runs in a clearly labelled sandbox and the agreement shows as “not legally executed”; an Aadhaar eSign provider is the next step.
The agreement wording is a draft pending review by counsel. Whether it can be enforced depends on its terms, the signatories' authority, the evidence and any stamping that applies — have your own lawyer review it.

Escrow is optional. If the brokers on a deal choose it, a 2% service fee applies to the brokerage routed through it, shown before anyone confirms. Payments and escrow are simulated today — no money moves. You can always settle directly and record it.

Won't other brokers steal my client or my owner?
That's the problem BrokerPoint is built around. Until every broker on the agreement has signed, other brokers see an area-level summary and an approximate map pin — not the exact location, survey or unit number, phone numbers, notes or documents. No software can stop someone determined to go around you; what you get is signed terms and a dated record — your evidence if someone does.
Is the signed agreement legally enforceable?
It's a written co-broking agreement that each broker reviews and signs; every version is kept with a fingerprint and an audit trail. Right now signing runs in a clearly labelled sandbox and shows as “not legally executed”, because an Aadhaar eSign provider is not yet connected. Even with one, enforceability depends on the terms, each signatory's authority, the evidence and any stamping that applies. The wording is a draft: have your own lawyer review it before you rely on it.
Is my client's acknowledgement the same thing?
No. It's your client confirming, with a one-time code to their phone, that you introduced the property. It is evidence of the introduction — separate from the agreement between brokers, and not a contract with the owner. One-time codes are simulated today.
How do fees work? Does BrokerPoint take a cut?
You and your client agree your fee. Between brokers you choose: each side keeps its own fee, or both sides pool the brokerage and split it by agreed shares. BrokerPoint takes no cut of your brokerage. Escrow is optional; only if the brokers on a deal choose it does a 2% service fee apply to the brokerage routed through it.
Three brokers claim the same flat. Who has the mandate?
Claims alone don't tell you. Each claim shows how the broker knows the property, and any owner mandate is recorded separately as exclusive, non-exclusive or shared, with its status: self-declared, document on file or verified.
Who can see my listings and my clients?
Brokers in that hub see your listings at area level, with the exact location and owner held back until an agreement is signed. Your client book is private to you. When you post a requirement, the network sees an alias like “NRI family returning from Dubai” — never the name.
I only do residential. Will I be flooded with land and warehouses?
No. You pick your hubs when you join — Residential, Commercial, Land & Plotted, Warehousing & Industrial, Primary. You only ever see the hubs you chose. Change them any time.
Do I need a RERA registration?
You can join without one. Brokers who add a Karnataka RERA agent registration number get a badge that other brokers and your clients see.
Do I have to stop using WhatsApp?
No. Keep talking to owners and clients on WhatsApp. Paste what they send into BrokerPoint, and send clients a BrokerPoint link on WhatsApp. What changes is that every deal is on record.
